Rental Costs aren’t adding up

I’ve looked up several places using your site that states rentals explicitly via Airbnb are way cheaper than they actually are in reality for 3, 6, 9, and 12 month rentals.

Not sure how you guys track this but the numbers are way off, not even close to actual costs for a normal 1 bedroom place.

It’s based on real airbnb data, if you give me the cities name I can show you the specific Airbnbs it’s based on… It was gathered in advance, so price increases are possible. But these numbers are based on real listings

Just looked up Madrid now for 30 day rental in September being cautious to avoid peak summer season.

Nomadlio says the average is $2189. I could only find two rentals in Madrid for that price. Your numbers are not accurate. Average is closer to $3k

There are 200 homes in Madrid, September under $2k

So I don’t know how you’re getting just two. Based on 35 listings we checked for September (few months ago), that was the median. I can link the specific ones if you want but from what I checked all of them are booked for September.

Which raises the possibility that it could be less accurate because prices may have increased since then, if this is the issue we will solve it by more frequent updates to the data.

This is really interesting. I am seeing plenty now for $2200 but didn’t a few days ago. Not sure if it’s an algo thing because I was searching a lot in a 24 hour period and only saw 2 rentals for under $2200 that were studios then.

For your models are you always basing your rental info on 3 months out for booking? As nomads can be constantly on the move it could be helpful to update info every 6-8 weeks.

          Thanks

Wouldn’t be surprised if it’s an algo thing, Airbnb doesn’t make searching for good deals easy.

To answer your question, right now it’s based on around 3 months in advance, I think it makes sense to run it more frequently because prices tend to rise closer to booking date, but it’s challenging to do it for 5700 cities * each month

I will consider ways to update it more frequently, in the meanwhile if you encounter any specific discrepancies feel free to report them so I can at least fix them.

Also will mention that if you want real-time Airbnb listings that match nomad specific needs you can check out
